Arrowstreet is currently working on Rock Spring Centre, a large mixed-use project in Montgomery County, Maryland.  The project received Planning Board site plan approval earlier this year, an important milestone that entitles the development to proceed to final certification prior to submission of documents for construction permitting.

Rock Spring Centre occupies 30 acres of a site that has been partially built out over time with residential uses. The site is well oriented to major roadways and abuts a mix of suburban residential neighborhoods, office parks, a regional high school, and small-scale retail developments.  On a larger scale, it is positioned approximately midway between two major retail shopping malls.  Its mixed-use, urban scale nature- together with its connections to traditional street front retail shopping and generous public open space amenities- offers an alternative environment to surrounding development.

Rock Spring Centre brings a very diverse set of uses to the market place: 550,000 SF of office in two buildings, 200 hotel rooms, 161 units of housing in two buildings, and 210,000 SF of retail in eight buildings, in addition to the ground floors of the office buildings.  These uses are arranged in a very traditional urban block pattern that allows for excellent street-making and construction phasing.
