Class A office tower promotes Boston’s Carbon Free goals

Located in the heart of downtown Boston, this 23-story mixed-use tower bolsters it’s transit-rich, pedestrian-friendly location through signature architecture and an active and engaging street level. Featuring three levels of retail stacked below 20 floors of Class A office space, the massing provides sweeping city views, anchoring what is currently an underutilized city intersection. Taking cues from adjacent buildings, the building mass is intentionally set back at varying heights. These setbacks stitch together the neighborhood’s building typologies, which comprises historic and midrise buildings, with modern high-rises scattered throughout the surrounding area.

In addition to revitalizing the area, the project is a beacon for sustainable design, following the City of Boston’s Zero Net Carbon standard and pursuing a minimum LEED Gold certification goal. Further promoting the City of Boston’s Carbon Free goals, Arrowstreet is leading the engineering team’s design efforts to develop an all-electric systems approach for this project. Features include heat pumps, variable refrigerant flow, and point-of-use hot water heaters. The project also incorporates 173 long-term bicycle parking spaces in place of vehicular parking, encouraging employees to use alternate modes of transportation.
