Set within the storied landscape of the historic Tioronda Estate in Beacon, NY, the new Mirbeau Inn & Spa reimagines the 64-acre site—home to the original 1859 Howland Estate and the former Craig House sanitarium—as a modern wellness retreat. The project seamlessly weaves together Mirbeau’s signature blend of European-inspired elegance, the deep history of the site, and the demands of contemporary hotel performance.

As architect for the project, Arrowstreet has designed a transformative hospitality experience that honors the legacy of the estate while establishing a new standard for luxury in the Hudson Valley. Phase 1 of the master plan comprises approximately 125,000 SF of both adaptive reuse and new construction. The program includes 75 well-appointed guestrooms, six new private cottages, a full-service spa, multiple dining venues including a wine bistro, meeting rooms, rooftop terraces, and parking for 248 parking spots.

At the heart of the project is the 15,000 SF original mansion, which will be restored to house the main hotel entry, reception, front offices, luxury suites, and food and beverage spaces. This iconic structure will retain its historic grandeur while being sensitively updated to offer modern amenities and guest comfort.

Flanking the mansion, two major additions extend the estate’s hospitality offerings while maintaining a respectful dialogue with the landscape. The West Wing will feature restaurant and meeting spaces, as well as the back-of-house and kitchen facilities. An expansive terrace offers al fresco dining overlooking the site’s distinctive Monet-inspired gardens and ponds. At the lower level, seven unique “Grotto Rooms” are designed as partially bermed guest suites that visually disappear into the terrain—enhancing the continuity of the landscape while offering guests an immersive, earth-connected experience.

The 75,000 SF East Wing, known as the Spa Château, will serve as the wellness and accommodations core. It will include the Mirbeau Aqua Terrace, an expansive spa experience, and approximately 60 guestrooms. This addition is designed to reflect the refined, restorative aesthetic of Mirbeau’s brand while embracing Beacon’s natural surroundings and artistic spirit.

With a design approach that emphasizes contextual sensitivity, architectural stewardship, and immersive luxury, the new Mirbeau Inn & Spa at Beacon breathes new life into a landmark property—establishing a destination where history, hospitality, and healing come together in harmony.
